UK agency rates run roughly £80–£120 an hour (£120–£150 in central London), freelancers £25–£70, offshore teams £15–£40.
The three routes

Freelancer. Good value for a clearly bounded piece of work. The risk is concentration: one person, one set of assumptions, and no cover if they disappear.
Agency. Highest hourly cost, but you are buying process as well as code: discovery, testing, release discipline and continuity. The better agencies now use AI coding tools internally, so the speed gap to the cheaper routes is narrowing while the quality gap is not.
How to choose
Ask what happens if the product works. If success means real users, real data and real revenue, the cheap route often becomes the expensive one, because a rebuild costs more than a careful first version. If you are still validating the idea, start light and keep the spend small.
